Under the Real Estate (Regulation and Development) Act (RERA) 2016, Indian property developers are legally mandated to sell flats and apartments strictly based on RERA Carpet Area. Understanding the relationship between Carpet Area, Built-up Area, and Super Built-up Area protects home buyers from deceptive loading percentages and hidden costs.

1. RERA Carpet Area

The net usable floor area of an apartment enclosed within the inner walls (living room, bedrooms, kitchen, bathrooms, internal partitions). Excludes external walls, utility ducts, common shafts, and open balconies.

2. Built-Up Area (Plinth)

Carpet Area + Area of external & interior walls + private balconies and verandas. Built-up area is typically 10% to 15% larger than the carpet area.

3. Super Built-Up Area

Built-Up Area + Proportionate share of common spaces (elevator lobbies, staircases, clubhouse, swimming pool, security cabins). Super built-up is 25% to 40% larger than carpet area.

Builder Loading Calculation Formula

Loading % = [(Super Built-Up Area - Carpet Area) ÷ Carpet Area] × 100

Effective Price on Usable Carpet = Total Property Price ÷ Actual Carpet Area

What is a good or standard builder loading percentage?

For standalone builder floors, loading is typically 15% to 20%. For standard gated societies, 25% to 30% is standard. Any loading above 35% to 40% means you are paying significantly for common amenities rather than actual private living space.

Are balconies included in RERA Carpet Area?

No. Under RERA definitions, external balconies, open terraces, and exclusive verandas are excluded from the core carpet area calculation and must be listed separately as exclusive balcony area in sales agreements.

Why does effective carpet area rate matter more than quoted BSP?

A builder quoting ₹5,000/sq.ft with 40% loading may actually be more expensive per usable square foot than a builder quoting ₹6,000/sq.ft with only 20% loading. Always divide the total package price by RERA carpet area to compare real value.
